Governing and other important documents for the HOA

Rules and Regulations

The rules and regulations contain a brief history of the property, and procedures for the Architectural Control Committee, and a list of Rules and Regulations put into effect by the Board of Directors. These Rules and Regulations took many hours of careful consideration by many homeowners who volunteered their time to help draft and review the rules prior to being placed in this final approved handbook.

Bylaws

The Bylaws govern how the HOA operates and contain the information needed to manage the HOA for the community. The Bylaws cover matters including how often the HOA holds meetings, how the meetings are conducted, the duties of the various offices of the board of directors, how many people are on the board, and membership voting rights, to name a few.

Declaration

The Declaration of CC&Rs is the legal document that lays out the guidelines for the community. The CC&Rs are recorded in the land records in PG County and are legally binding.

Articles of Incorporation

Often called "the articles," these documents set the name of the HOA. This creates the association as a legal entity, and is a necessary prelude to all the other steps when forming an incorporated HOA.
